Mid-Term Inspection

A mid-term inspection provides a snapshot of the property’s condition during the tenancy, helping to ensure it is being properly maintained. Typically carried out periodically throughout a tenancy, it offers landlords and letting agents reassurance that the property remains in good order, while allowing any issues to be identified early and helping to protect the landlord’s investment and reduce the risk of disputes at the end of the tenancy.

During the visit, each room is carefully assessed to review overall condition, cleanliness, and any visible signs of damage or maintenance concerns, including any signs of smoking, pets, unauthorised occupants, or misuse where applicable. High-quality internal and external photographs are included to support the findings and provide a clear visual record at the time of inspection. All reports are time-stamped and delivered within 24 hours, ensuring a prompt and reliable service.

Smoke and carbon monoxide alarms are checked to confirm they remain present and operational. In line with current HHSRS guidance, any potential health and safety concerns observed during the inspection are clearly highlighted. Any maintenance issues or areas requiring attention are also noted within the report, supporting proactive property management throughout the tenancy.

This provides a clear and impartial update, enabling landlords and letting agents to address issues early, maintain the standard of the property, and minimise the likelihood of disputes at the end of the tenancy.
